What a buyout actually is

Lina Point can be booked as individual rooms or as the whole property. A full buyout is 18 rooms, every one of them with a king bed, for up to 36 overnight guests. That number is the one on the groups page and on the weddings notes. It is not a ballroom that expands if more people arrive. If the group is larger than 36 staying over, this property is the wrong container. Day visitors for an event are a different conversation, and they still have to fit the plan The Mayan can host.

The minimum stay is 2 nights. A buyout is not something to hold casually in the public booking widget while people reply to a group text. The rates page explains that nightly prices change daily, and the rooms page is the way to explain the mix. Suites sit on the second floor and the first floor. Duplex and standalone one-bedroom cabanas are over the water. The two-bedroom cabana is the family layout, with two bedrooms and a kitchenette. Villa 41 is beachfront, not over the water. A buyout uses that inventory. It does not create a 19th room. See live prices only for the rooms that are truly individual reservations, and confirm the total in the written quote. Who it fits

Family reunions, friend groups, small retreats, and wedding parties are the stays this size is built for. Eighteen kings means couples and pairs, not a dorm. A family that needs the two-bedroom should say so when the rooms are assigned, because that cabana is one of the 18, not an extra house. Children still need a plan for the water. Hol Chan is a boat, and the channel is not a baby pool. Mexico Rocks is the shallower snorkel. Both are paid, and both are described on snorkeling and in the Hol Chan guide.

A retreat that wants yoga should read the date. Sunrise yoga returns in mid-November 2026, when The Mayan reopens on November 12, 2026. A public price for the class is not listed. Before that, do not put yoga on the schedule. Spa treatments are on the add-ons menu and are paid. A 60-minute Swedish massage is listed at $65. The groups page names the other massage prices that are already published.

The property is on Ambergris Caye, reached the way every other guest is reached. Eighteen people on one late hop is a luggage problem. A buyout does not create a private runway.

Travel advisors and the 20%

Do not quote a fixed nightly rate from this site or from an old blog. Room rates change daily — send the client to live prices. Booking direct is the best price and beats online travel agencies by at least 6%. Commission is calculated on the stay the way reservations confirms it. Do not promise a client a complimentary honeymoon setup. Nothing honeymoon-specific is complimentary. The Romantic Room Setup is $120. A private rooftop dinner is $250. Eating, events, and the restaurant calendar

The Mayan is closed for public dining through November 11, 2026. The first public open day is November 12, 2026. When it is open, hours are Monday through Saturday, 7:00 AM to 2:00 PM, closed Sundays, with no public dinner. During the closure, in-house guests receive continental breakfast. A group that arrives in October cannot be told that brunch is open. Private events are arranged separately. Start on private events and dining.

Weddings and rehearsal dinners are on weddings. The Night Before, a sunset rehearsal dinner at The Mayan, is listed from $1,800 for 18 to 48 guests, with published per-person rates of $100 for 18 to 30 guests and $96 for 31 to 48, plus a 15% service charge. That is a paid event, not a feature of the room rate. A vow renewal does not have a separate published price. Couples use the rooms and The Mayan and ask reservations for the date.

Experiences for a group should be booked as real departures, not as a hope that a boat holds 36. The Hol Chan half-day is listed from $60 per person at 8:30 AM or 1:00 PM. A private all-day snorkel is listed from $1,000. A golf cart is a 4-seater, from $35 for 4 hours, so a buyout that wants to go to town needs more than one cart. Reserve them on the golf cart experience. Eighteen people do not fit in one cart, and the bridge pass included in that rental does not multiply the seats.

Money, season, and the cancellation rule

Free cancellation up to 30 days before check-in. Cancel 14–29 days before check-in for a 50% refund. Cancellations within 14 days of check-in are non-refundable. No-shows are non-refundable. For a buyout, get the cancellation terms in the written confirmation. Do not assume the public room policy is the whole contract if reservations has sent a group agreement. Read what you sign.

September and October are the higher hurricane-risk months. A reunion that can only travel then should buy insurance and keep the 30-day decision in the calendar. Dry season, November through April, is busier and easier to put on a reef boat. The best time page is the longer weather note, including sargassum, which can show up on a beach and leave the offshore snorkel sites looking different.

Each guest still needs their own passport plan. The entry and money page tells them to confirm official sources and explains the 2-to-1 peg this site already publishes. US dollars are accepted widely. A group treasurer who arrives with one card and no cash will have a worse first hour than a treasurer who brought small bills. The packing page is what to pack. Send it. Do not pack for 36 people as if the resort supplies snorkel gear only to the couple in the cabana. Gear is included with the stay. The boat is not.
